When Do I Leave?
All students are expected to vacate their residence by the ending date
on the license agreement unless they have requested a license renewal.
Residents are expected to apply for license renewal 45 days prior to the
ending date. License renewals are contingent upon satisfactory
payment history, a positive history of behavior, continued student/staff
status, and compliance with community policies.
All residents are expected to give 45-days notice. Please complete the
Intent to Vacate form and submit it to our
office at least 45-days prior to moving out.
Students may make an appointment to check out
(a "walk-through") by calling the Housing Office at (480) 727-1700. Housing staff will inspect the house/room after the key(s) have been returned to the Housing Office. All
personal belongings must be removed from the house/room and the unit
must be cleaned thoroughly. If the house is left unclean or damaged, charges will be
deducted from the security deposit. If the charges amount to more than the
security deposit, the license holder will be billed for additional charges to cover the damage or
loss.
Students may choose the "Express Check Out" option which eliminates the
required check-out appointment. In order to do this, keys must be returned to Williams Campus Housing and the Express Check-Out form
must be completed.
Please be aware that by selecting the Express Check-Out option, you are waiving
your right to appeal any damage and/or cleaning charges.
- Students withdrawing from their academic commitment must vacate their
home/room within 10 days of their official withdrawal from their institution.
Under extenuating circumstances, an extension may be granted.
- If the student does not renew at least 45 days prior to their contract ending date,
the home/room may be assigned to another student. If this happens, the current
student may not extend their occupancy.
- All personal items left in a home/room after the student has
checked out or has been removed as a result of legal action will
become the property of Williams Campus Housing and Residence Life.
Williams Campus Housing and Residence Life will have the right to
discard the personal property if it is not of sufficient value to
inventory, store, and sell at a public auction.
Breaking the License Before the Ending Date
If the student moves out of a home/room for any reason prior to the expiration of
their License Agreement, the student will remain financially responsible for the
housing charges according to the terms of the License Agreement. Please read the
License Agreement thoroughly before making plans to move out early.
If you choose to break your license early, you must complete the
Intent to Vacate and License Agreement
Cancellation Request forms and submit it to our office immediately.
Acceptable reasons for early move-out (45 day notice
required): graduation, pregnancy/birth
of a child, marriage (occurring after the license start date),
withdrawal/transfer from your academic institution, extreme financial hardship,
extenuating medical circumstances, academic internship or student exchange
program (supporting documentation must be provided). Approval of release based
upon our sole discretion.
Other Acceptable reasons for early move-out:

If you are a member of the Armed Forces on active duty and
receive change-of-station orders to permanently leave the local area; are
relieved from active military duty; or are a national guard or reservist
called to active duty, then you may terminate this License by giving written
notice to us (30 days notice required).

If you move to another ASU managed, owned or partner
property AND can demonstrate that the majority of your courses are on the
campus to which you are transferring, you may terminate the License by
giving written notice to us. Your notice shall terminate the License one day
prior to the start of your new License on the ASU managed, owned or partner
property.
You will NOT be released from your License for any
other reason, including: Involuntary
school withdrawal or transfer, divorce, loss of roommate, or purchase of home.
Preparing for your Walk-Through
Williams Campus Housing and Residence Life expects residents to leave the house or
residence hall room in good condition when they vacate. To avoid having money
deducted from the security deposit, please be sure to do the following before checking
out:
Most Common Move out Charges:
- Remove all furnishings and belongings. The student will be billed for removing any belongings left behind.
- Remove all trash and garbage.
- Clean the stove, oven and refrigerator, including behind and underneath each appliance.
- Return the house or residence hall room and mailbox keys to avoid re-keying
charges. If the Housing Office is closed, please leave keys in an envelope in night
drop box outside of the Housing Office. Include your name, address,
forwarding address and contact number.
Bathrooms
- Clean the tub, sink and outside of the toilet with a mild abrasive cleaner. Rinse
with clear, warm water and dry well.
- Clean the inside of the toilet with a disinfectant cleaner.
- Clean the mirror with clean, warm water and dry well.
- Empty the medicine cabinet and wipe the inside and outside.
- Wipe down any shelves.
- Sweep and mop the floor.
Windows
- Clean all windows, inside and out (where possible).
- Dust the blinds and window sills.
Doors
- Clean both sides of all doors with a damp sponge.
Floors
- Sweep and mop floors well. Vacuum all carpeted areas.
- Clean all baseboards with a damp sponge.
Walls
- Remove all nails and screws.
Stove / Oven
- Spray inside of oven with commercial oven cleaner, allow to stand, and remove
using a soap pad and water. Carefully scrape excess material loose from oven.
- Clean burners.
